What is a fire risk assessment?
A fire risk assessment is a review that assesses a building’s fire risk, offering recommendations to make it safer, if need be.
Fire risk assessments are a legal requirement for commercial buildings and blocks of flats. Non-compliance comes with a range of risks and unlimited fines. If there’s a fire and you haven’t met your legal duties to keep people safe, you could be liable for a fine or even jailed.
What do fire risk assessment services involve?
As part of our fire risk assessment services, we will assess:
- Fire detection systems such smoke detectors and fire alarms
- Emergency exits and routes (including evacuation plans)
- Firefighting equipment such as fire extinguishers
- Availability of information and advice to the building’s occupants

How often should fire risk assessments be carried out?
The law doesn’t specify how often risk assessments should be carried out or reviewed for commercial buildings. Instead, it says that the person responsible for the assessment must review it ‘regularly’.
The responsible person must review the fire risk assessment if:
- There’s reason to think it’s no longer valid
- There have been significant changes since the last assessment was done
The assessment might also include a recommendation of how often it should be reviewed or updated.
However, there is guidance for purpose-built blocks of flats. For low-rise blocks (up to three storeys above ground), fire risk assessments should be:
- Reviewed every two years
- Redone every four years
For blocks with higher risks or those more than three storeys high, the guidance recommends that fire risk assessments should be:
- Reviewed every year
- Redone every three years
Who can carry out fire risk assessments?
The person carrying out fire risk assessment services must be competent.
They must either be a member of the Professional Body Registration schemes or carry a certification by a Certification Body that is UKAS accredited for the activity.
The competence of a company to deliver fire risk assessments can be demonstrated by third-party certification of the company by a UKAS-accredited Certification Body.
