BS 9792 Ushers in a New Era for Residential Fire Safety

The British Standards Institution has released BS 9792:2025, a fully revised Code of Practice for fire risk assessments in housing. Replacing PAS 79-2:2020, it reflects the realities of modern residential buildings and the diverse needs of the people who live in them.

What Has Changed and Why It Matters

BS 9792:2025 applies to a wide range of housing types, including houses in multiple occupation, purpose-built and converted flats, specialist housing and student accommodation. It provides clear, practical guidance for fire risk assessors, landlords, managing agents and others with legal duties under the Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act 2022.

By aligning with current legislation, the standard raises the quality of fire safety assessments and ensures they can withstand regulatory scrutiny. Its improved structure and documentation process bring greater consistency and clarity, making it easier to record findings, demonstrate compliance and reduce uncertainty or disputes.

Focus on Practical and Inclusive Fire Safety

The standard emphasises evacuation planning that considers every resident’s needs, including those who may be vulnerable or have disabilities. When fire safety measures account for the people, they are designed to protect, evacuation strategies become both practical and inclusive.

Moving away from a one-size-fits-all model, BS 9792:2025 encourages assessing each property’s specific characteristics and risks. This results in recommendations that are relevant, proportionate and effective in providing robust protection without adding unnecessary complexity.

How Amthal Can Support You

BS 9792:2025 works alongside other key guidance, including PAS 9980 and the forthcoming BS 8674.

PAS 9980 provides a structured method for assessing the fire risk of external wall construction, especially cladding systems, helping to identify and manage hazards effectively. BS 8674 will set out a competence framework for fire risk assessors, ensuring they have the necessary skills, knowledge, and experience to carry out high-quality, reliable assessments.

Together, these standards form a strong framework for confident, compliant fire safety management.

At Amthal, we understand that keeping up with evolving requirements can be demanding. Our team is ready to guide you through these changes, including reviewing current assessments, training staff, or updating your fire safety policies.

By partnering with us, you’ll keep your approach current, presenting total protection and guaranteed compliance, tailored to your housing environment’s needs.
